Roof Vs. Remodel: Which Do I do First?

One of the most commonly asked questions we hear from homeowners is this: “What do I do first? Remodel the interior of my home? Update the exterior? Fix or replace the roof? Landscaping?”

Whether you ask your contractor or your real estate broker, the answer will always be the same: “Your roof should be your highest priority!”

If you think about it, your roof is the armor protecting everything underneath it. The structure of your home, your finishes, your furnishings, your family, and everything you own relies on your roof to keep them all safe. Without a sound roof, your home is exposed to the elements (wind, rain, hail, snow, and sun) as well as leaves, branches and animal invasion.

Why would you spend your hard-earned money on an expensive remodel, just to have everything ruined by a leaking roof?

Also, your roofing project will go more smoothly and quickly if you hold off on other exterior projects like painting, siding, decking, or landscaping. We can’t tell you how many times we’ve seen people paint their house or put on new gutters before their roofing project. This is never a good idea because of the amount of roofing material that is torn off in the process. All of it has to be brought over the new gutters or can accidentally hit and mark up the siding. Of course, we always use protection over gutters (like strips of plywood nailed to the roof to cover the gutters), but because of the weight of the materials, the gutters can still be bent.
